The best district depends on where you need to be. In our route sample, an address in Malatia-Sebastia was 29 minutes from Republic Square, while the Davtashen address was 49 minutes away. But for TUMO on Halabyan Street, Davtashen came out at 24 minutes. A district’s reputation cannot answer both journeys.
We compared all twelve administrative districts, using one starting point in each and the same two destinations. We also collected twelve rental examples. They are small, dated samples that help explain trade-offs, not a ranking of the safest neighbourhoods or a price survey of every street.
TL;DR
- Kentron is the starting point if walking to central destinations is the priority. Our Tumanyan Street example was a 14-minute walk from Republic Square.
- Arabkir and Shengavit deserve a look if your daily destinations fit their routes. A metro station is useful only when the apartment is close enough to reach it comfortably.
- For TUMO at Halabyan 16, the Ajapnyak and Davtashen starting points performed better than their Republic Square journeys suggest.
- Lower advertised rent can come with missing furniture, appliances or a longer trip. Our Nubarashen example was 135,000 AMD but lacked a fridge and washing machine.
- Use the address as the final unit of comparison. The rental addresses below are not the starting points used in the route table.
What exactly did we compare?
Yerevan’s municipal district directory lists twelve administrative districts. Familiar residential names and estate-agent labels do not always describe the same boundaries, so a listing’s street is more useful than a loose neighbourhood tag.
The route observations were saved on 15 October 2026 for a planned departure on 16 October at 09:00. They are Yandex public-transport forecasts, including the walk and wait shown by the planner, rather than journeys we personally rode. They are preserved examples, not live timetables or guaranteed commute times.
The two destinations were Republic Square and TUMO, Halabyan 16, whose address is listed by TUMO. The second destination shows why “close to the centre” is not the only useful test. If your office or school is somewhere else, the ranking can change again.
How do all twelve districts compare for these journeys?
Table caption: Saved route-planner forecasts from 15 October for departure 16 October 2026 at 09:00. Times include the planner’s walking and waiting estimates. Route numbers can change.| District | Exact starting point | To Republic Square | To TUMO, Halabyan 16 |
|---|---|---|---|
| Kentron | Tumanyan 31 | 14 min walking | 26 min, bus 1 |
| Arabkir | Komitas 52 | 30 min, bus 43 | 28 min, bus 32 |
| Davtashen | Tigran Petrosyan 25/5 | 49 min, bus 33 | 24 min, bus 8 |
| Ajapnyak | Halabyan 22/5 | 33 min, bus 1 | 4 min walking |
| Nor Nork | Gai 16 | 38 min, bus 44 | 43 min, trolleybus S5 |
| Shengavit | Tadevosyan 12/20 | 28 min, metro | 46 min, metro and bus 32 |
| Avan | Tsarav Aghbyur 55 | 53 min, bus 38 | 56 min, bus 65 |
| Kanaker-Zeytun | Rubinyants 15/5 | 37 min, bus 97 | 35 min, trolleybus S5 |
| Nork-Marash | Armenakyan 13 | 36 min, bus 77 | 48 min, buses 77 and 57 |
| Malatia-Sebastia | Sebastia 141/5 | 29 min, bus 43 | 25 min, bus 59 |
| Erebuni | Erebuni 17/1 | 31 min, bus 97 | 52 min, buses 97 and 57 |
| Nubarashen | District administration, 9th Street | 58 min, bus 97 | 78 min, buses 97 and 57 |
Look at the walking part, too. The Komitas-to-Republic-Square example included 135 metres before boarding and 740 metres after the bus. The Shengavit example included 350 metres to the metro, about 10 minutes on the train and 420 metres after leaving it, within a 28-minute total. Those are different daily experiences despite similar headline times.
For the Davtashen-to-TUMO route, the saved walks were 169 metres to the stop and 185 metres after the bus. From Halabyan 22/5, the entire TUMO journey was a 440-metre walk. Someone making that journey every weekday may reasonably value those locations above an apartment closer to Republic Square.
These forecasts do not measure pavement accessibility, summer heat, a buggy-friendly route or the reliability of the lift at home. They answer a narrower question: what journey did the planner propose between these precise points for that departure?
What did the rental sample cost?
To make the sample somewhat comparable, we selected listings advertised as two rooms, roughly 45 to 63 m², collected on 15 October 2026. “Two rooms” is the advertiser’s room count, not a promise of two bedrooms. Condition, equipment and building type still differ.
Table caption: Twelve asking-price examples recorded 15 October 2026. Most excluded utilities. These are not district averages, completed transactions or confirmed vacancies.| District | Rental example | Area | Asking rent, AMD/month | Difference that matters |
|---|---|---|---|---|
| Kentron | Sayat-Nova, listing 21466469 | 45 m² | 330,000 | Stone building, floor 4 of 7 |
| Arabkir | Hrachya Kochar, 24105352 | 61 m² | 350,000 | Advertiser excluded children |
| Davtashen | Mikoyan, 21834010 | 60 m² | 300,000 | New building, floor 8 of 15 |
| Ajapnyak | Arzumanyan, 23404410 | 56 m² | 300,000 | New building, floor 2 of 12 |
| Nor Nork | Lvovyan, 995118842 | 60 m² | 330,000 | New building, floor 3 of 8 |
| Shengavit | Artashisyan, 24121070 | 63 m² | 300,000 | Advertiser excluded children |
| Avan | Tsarav Aghbyur, 22598452 | 60 m² | 300,000 | Floor 11 of 14; utility terms negotiable |
| Kanaker-Zeytun | Gogol, 995189785 | 50 m² | 350,000 | Advertised availability from 27 October |
| Nork-Marash | Garegin Hovsepyan, 24236637 | 57 m² | 300,000 | New building, floor 4 of 5 |
| Malatia-Sebastia | Zoravar Andranik, 995199415 | 47 m² | 210,000 | Panel building, floor 1 of 14 |
| Erebuni | Artsakh, 995199297 | 54 m² | 300,000 | Floor 5 of 9 |
| Nubarashen | 6th Street, 995174601 | 60 m² | 135,000 | Partly furnished; no fridge or washing machine |
The cheapest example is not automatically the cheapest move. The difference between 135,000 AMD in Nubarashen and 210,000 AMD in Malatia-Sebastia is 75,000 AMD a month. But the first property’s missing appliances create extra initial costs, while the sampled Nubarashen route to Republic Square was 29 minutes longer each way. We did not price the missing appliances or travel from that rental’s actual door, so there is no honest all-in saving to claim.
The “no children” restrictions are advertiser statements from particular listings. They do not describe a district, and they are not a legal opinion about whether an individual restriction is enforceable. For a family, they simply mean those examples do not establish a usable housing option.
What do preserved listing screenshots show?
The following two 21 October examples are separate from the twelve-property sample above. Their screenshots keep the terms readable after the original advertisements change. They do not prove that either flat remains available.

Listing 24149064: Davtashen fourth district, 75 m², advertised as three rooms, 320,000 AMD a month, 50% tenant commission. Captured 21 October 2026. The advertised availability date was 28 October.

Listing 995198311: Halabyan Street, 35 m², advertised as two rooms, 300,000 AMD a month, 50% tenant commission. Captured 21 October 2026. The description calls it a converted layout; the advertised availability date was 1 November.
The Davtashen example is more than twice the size for 20,000 AMD more monthly rent. That comparison tells you something about these two flats. It cannot establish the typical price difference between Davtashen and Ajapnyak, and it does not attach the table’s Tigran Petrosyan or Halabyan 22/5 commute to either property.
Which districts would we shortlist for different routines?
Walking to central appointments: Kentron
The Tumanyan 31 starting point makes a central routine easy to picture: Republic Square was a 14-minute walk in the saved result. The rental example, however, was on Sayat-Nova and had only 45 m². Choose the location because your destinations cluster nearby, rather than assuming every central flat will be large or quiet.
For an everyday anchor, the official SAS store directory lists a supermarket at Tumanyan 31. A shop at the route origin is useful evidence of groceries nearby, but says nothing about the building’s sound insulation or the street outside your chosen flat at night.
A Komitas routine: Arabkir
Arabkir offers a useful middle case in this sample: 30 minutes to Republic Square and 28 to TUMO from Komitas 52. SAS also lists a supermarket at that address. That makes the starting point convenient for this comparison, not representative of the whole district.
Do not read “Arabkir” as “next to the metro”. The saved walking distance from Komitas 52 to the Barekamutyun point was about 2.25 km. The metro’s Barekamutyun page identifies its entrances; compare the actual entrance with the apartment rather than relying on a broad map label.
Regular trips to Halabyan: Ajapnyak and Davtashen
These two districts should rise on the shortlist when Halabyan is the daily destination. The Ajapnyak starting point was four minutes away on foot, and the Davtashen point was 24 minutes away by bus. For Republic Square, the same points were 33 and 49 minutes respectively.
Ajapnyak is not one compact walking catchment. The rental sample was on Arzumanyan, whereas the route began at Halabyan 22/5. Treat the advertised 300,000 AMD rent and the four-minute TUMO walk as separate observations. SAS lists a branch at Halabyan 22/5, which is a concrete grocery anchor for that address.
Metro access: Shengavit
The Tadevosyan starting point produced a 28-minute journey to Republic Square, including the walks. The official Shengavit station page places the station access around Tadevosyan and 9th Street. This is a reason to investigate a specific catchment around the station.
The selected rental was on Artashisyan, not Tadevosyan. Its 63 m² and 300,000 AMD asking rent do not come with the route time by association. The longer 46-minute TUMO journey also shows that metro access does not make every cross-city trip short.
Lower price in this sample: Malatia-Sebastia
The Zoravar Andranik example was 210,000 AMD, below the six 300,000 AMD examples in our small selection. The separate Sebastia 141/5 route point returned 29 minutes to Republic Square and 25 to TUMO. This is enough to justify considering the district, rather than dismissing it purely by distance on a map.
It is not evidence that a 210,000 AMD flat will reliably be 25 minutes from TUMO. SAS’s Zoravar Andranik 40/5 branch is another concrete everyday destination, but the final walk, building condition and exact route still depend on the property.
Nor Nork, Avan and Kanaker-Zeytun
Nor Nork’s Gai starting point gave 38 minutes to Republic Square and 43 to TUMO. Avan’s Tsarav Aghbyur point gave 53 and 56 minutes. If you work from home, those trips may be occasional; if you make them twice a day, the difference becomes part of the weekly schedule.
Kanaker-Zeytun’s Rubinyants point sat between them at 37 and 35 minutes. Its saved first walks were short, 149 metres for the central trip and 119 metres for TUMO. The Gogol rental example’s advertised later availability illustrates a separate issue: a suitable district does not make a flat ready when you arrive.
Nork-Marash, Erebuni and Nubarashen
Nork-Marash’s Armenakyan point offered 36 minutes to Republic Square, but 48 minutes and a change to TUMO. In one alternative route, avoiding a change meant about 20 minutes of walking before the bus. A route with a transfer can therefore be more practical than the option that looks simpler at first glance.
Erebuni’s starting point gave 31 minutes to Republic Square and 52 to TUMO. The central journey included a final walk of about 410 metres. The rental sample was on Artsakh, so those times cannot be promised for that flat.
Nubarashen had the longest sampled journeys, 58 and 78 minutes. It also had the lowest selected asking rent. It may still fit someone whose actual destinations are nearby, but our two destination tests do not support presenting it as an easy central commute.
What about schools, healthcare and green space?
A district label does not establish a school place, a teaching language, an accessible clinic appointment or an insurance arrangement. We have not verified those for an individual family, so they are not hidden inside a “family-friendly” score.
For a household with children, the required school or nursery address should become the third destination before choosing a flat. For ongoing treatment, do the same with the relevant clinic. A park on a district map is useful only if the walk from the building is suitable for your household. The transport comparison is deliberately more precise than a claim that one entire district has everything nearby.
How should you turn this into a decision?
Choose two or three daily destinations first. Then use this comparison to select a few streets, not to crown one district as the winner. If central walking dominates, begin with Kentron. If Halabyan dominates, begin with the sampled Ajapnyak and Davtashen catchments. If the metro fits your day, look around actual station entrances in Shengavit. If rent is the main constraint, investigate the Malatia-Sebastia examples before treating the cheapest peripheral listing as the only option.
The next step is a property shortlist. The rental-search guide covers that process and what the advertisement leaves unanswered. The cost-of-living guide shows how to fit your chosen rent into a monthly and arrival budget.
