Renting an apartment in Yerevan gets easier once you compare the terms as carefully as the photographs. A larger home can have the same monthly price as a small central flat. A listing can be online before the apartment is ready. And an advertised “two-room” layout may be a converted studio rather than the bedroom arrangement you imagined.
We opened real listings on 21 October 2026 and kept screenshots. We did not contact the owners or inspect the homes. The examples below explain how to make a shortlist, not which apartments are available to book.
TL;DR
- Start with the English long-term apartment category on List.am, then narrow the location, size and price. Keep daily rentals separate.
- At the same 320,000 AMD monthly asking price, our saved examples show 42 m² on Mashtots Avenue and 75 m² in Davtashen. The screenshots below preserve the comparison; neither is a market average.
- A separate Halabyan example was advertised at 300,000 AMD, with a 50% tenant commission. Its description calls the layout a room converted into two. Read the description as well as the filters.
- Prepayment, a refundable deposit and an agent’s fee are different questions. A blank or negotiable field is not a zero charge.
- Agree the viewing, full payment breakdown and handover conditions before committing. A photo gallery cannot establish ownership, working heating or the condition of the flat.
Where should you start looking?
Use a long-term category and an English interface first. List.am provides location and property filters; Kentron Realty’s apartment category is another English discovery option. An agency’s inventory is its own selection, not a census of the city.
Build a brief you can send repeatedly: preferred streets or daily destination, maximum monthly rent, move-in date, length of stay, who will live there and essential furniture. State whether you have a pet and whether you need separate sleeping and working rooms. That is more useful than asking for “a nice flat near the centre”.
If you have not arrived, ask for a current walkthrough that shows the entrance, every room and the view outside. A friend or representative can attend a viewing, but decide beforehand what they are authorised to do. Sending you a video is different from signing or paying on your behalf.
Keep temporary accommodation separate from the long-term search. Its cancellation conditions and total cost matter, but they should not pressure you into accepting a lease you cannot read. This guide covers finding and inspecting a rental, not choosing an immigration route or calculating your entire monthly budget.
What do real listings tell you?
The examples show how much you lose by comparing only monthly rent. They were selected to contrast layout, building and payment fields, not to calculate a citywide price range. All information is what the advertiser stated on the capture date.
Table caption: Yerevan rental asking prices and advertiser terms captured on 21 October 2026. Archived examples, not market averages or confirmed availability.| Saved example, 21 October 2026 | Asking rent per month | Advertised layout | Details that affect the decision |
|---|---|---|---|
| Mashtots Avenue, Kentron, listing 24215215 | 320,000 AMD | 2 rooms, 42 m² | Floor 1 of 4, stone building, no lift; commission by agreement |
| Davtashen 4th District, listing 24149064 | 320,000 AMD | 3 rooms, 75 m² | Floor 4 of 18, new construction; 50% tenant commission; card says available from 28 October |
| Halabyan Street, Ajapnyak, listing 995198311 | 300,000 AMD | 2 rooms, 35 m² | Floor 3 of 5, no lift; converted studio described; 50% tenant commission; card says available from 1 November |
The first two offer the same advertised monthly rent but different space and building conditions. The larger Davtashen example is not automatically better: you still need to compare your actual journey and how the rooms work. Nor does the smaller central example establish that all of Kentron costs more per square metre.

Listing 24149064, captured on 21 October 2026. The card states a future available-from date; the screenshot does not confirm a viewing or reservation.
The live ad links are deliberately omitted. Screenshots keep the examples understandable after the cards change or disappear. Use the long-term category for a new search rather than treating an archived apartment as current stock.
Why does the room count need a second look?
Ask how many separate bedrooms there are and which rooms have doors. The Halabyan advertisement is a concrete reason: the card says two rooms and 35 m², while its own description says one room converted into two, with a studio layout. It does not establish two independent bedrooms.

Listing 995198311, captured on 21 October 2026. The layout description is preserved in the research record; the property was not inspected.
For a couple working from home, a sleeping alcove may be perfectly acceptable. For flatmates who need privacy, it may rule the place out. Ask for a floor plan or a video that follows the connections between rooms. A set of attractive close-ups does not show whether you must cross one room to enter another.
Furniture also needs a list. “Furnished” does not answer whether the desk stays, which appliances work or whether bedding is supplied. Write down the items you rely on before the viewing, then test the important ones in person.
What should you ask before arranging a viewing?
Ask for the address, proposed start date and full payment breakdown in the same conversation. It is easier to reject an unsuitable home before travelling across the city than to negotiate under pressure at the door.
You can send this message:
I am looking for a long-term home from [date] for [household]. Is this exact apartment available for that start date? Please confirm the address, separate bedrooms, monthly rent and currency, advance payment, refundable security deposit, agency fee and utilities excluded. Are [pet/children] accepted, and does the furniture in the photographs stay?
The brackets are for your circumstances. The message does not assume a deposit is required or that the advertiser’s commission is fixed. Request a total for the actual proposed agreement.
Our cards show why this matters. Davtashen’s available-from field says 28 October 2026, and Halabyan’s says 1 November 2026, although both ads were visible on 21 October. Those are advertiser statements, not confirmed move-in appointments. If your arrival comes earlier, the gap needs a separate accommodation plan.
Ask whether you are speaking to the owner, an agent or a representative. Before paying, the person receiving the money needs to have a clear connection to the property and the transaction. If the name, address or payment recipient changes, pause and resolve the mismatch.
How much money will you need at the start?
Separate the rental payment, commission and refundable security sum. Then add any agreed bills or formalisation costs. Do not turn an advertised prepayment into a deposit merely because both involve money before move-in.
For the Halabyan card, the recorded terms are 300,000 AMD monthly, one month of prepayment, 50% tenant commission, and utilities excluded. If that prepayment pays the first rental month, the calculation is:
Table caption: Hypothetical starting payment based on listing 995198311. Security deposit, utilities and other agreed costs are excluded from the subtotal.| Illustrative starting payment using the recorded Halabyan terms | Calculation | Amount |
|---|---|---|
| First rental month, assuming the stated prepayment covers it | 300,000 | 300,000 AMD |
| Advertised tenant commission | 300,000 × 50% | 150,000 AMD |
| Subtotal before any separately agreed deposit or other costs | 300,000 + 150,000 | 450,000 AMD |
This subtotal does not establish the final amount the advertiser would request. If you hypothetically agreed an additional refundable security deposit of 300,000 AMD, the starting total would become 750,000 AMD. That deposit is an illustration, not a term found in this card.
Davtashen’s recorded 50% commission on 320,000 AMD works out to 160,000 AMD. Its prepayment is by agreement, so an exact starting total cannot be derived. Mashtots lists commission by agreement; applying the other advertisements’ percentage to it would be guessing.
Ask what each payment covers, when it is due and what would be returned if the agreement does not proceed. If a price is quoted in another currency, the payment currency and conversion rule also need to be clear. These examples remain in AMD so that an exchange-rate assumption does not hide the comparison.
What should you test during the viewing?
Inspect the apartment you are being offered, including the less photogenic parts. Run the taps, check the hot water and ask how the heating works. Open the windows and listen with them both open and closed. Walk through the entrance and try the lift if you would depend on it.
For remote work, test a connection where you will actually sit, not only beside the router. Ask which provider and plan are installed and who controls the account. A visible router does not prove an active subscription or coverage at your desk.
Use this sequence to avoid forgetting the practical checks:
- Confirm that the address and flat match the advertisement and proposed agreement.
- Check the sleeping arrangement, doors, storage and workspace against your brief.
- Test water, hot water, sockets and the appliances you rely on.
- Ask to see recent utility statements, including a cold-weather bill if heating costs matter to your decision.
- Record existing damage, missing items and promised repairs in writing.
- Walk the route from the entrance to the transport stop or everyday destination you expect to use.
A building label alone is not a condition survey. This guide does not rank earthquake safety or insulation by building type. If a structural concern would decide the rental for you, it needs an appropriate professional assessment.
What belongs in the handover record?
Keep the property, payments and condition tied together. Before taking the keys, make sure the agreement you understand matches the apartment and the people involved. Use qualified help when the language, representation or legal formalities are unclear.
The Cadastre Committee’s residential lease form contains fields for the parties, property, rent, term and repair responsibilities. Its body is in Armenian despite the Russian interface. Finding or filling a form does not by itself establish that your transaction is properly completed.
At handover, preserve the agreed inventory, meter readings, keys supplied and dated condition photographs. Ask both sides to acknowledge existing defects and the repairs still promised. Keep a payment record that identifies the rental period and what the payment is for.
Detailed contract clauses and formalities are a separate subject. Our rental-agreement guide explains the formalisation routes and gives examples of deposit, repair and exit terms. If a term affects a substantial payment or your ability to stay, resolve it before handing over money.
Common questions
Can I arrange a rental before I arrive?
You can arrange conversations and viewings remotely. A video or representative can help inspect the exact apartment, but cannot replace clear authority to sign and receive payments. Avoid treating a photograph or a reassuring chat as proof that the transaction is ready.
Is a 50% commission compulsory?
The two saved cards above explicitly advertise that percentage; the Mashtots card leaves commission to agreement. Those examples do not establish a compulsory market tariff. Get the charge and who pays it confirmed for the property you choose.
Does a deposit pay for my last month?
Only use it that way if the agreement clearly provides for it. Advance rent and a refundable security sum serve different purposes, even when their amounts happen to match. The listing examples do not justify treating one as the other.
Can I trust an ad marked available now?
Treat it as the advertiser’s statement at the time you read it. Confirm the exact apartment, start date and viewing with the person responsible before committing. Our screenshots establish what was displayed, not a reservation.
Where can I compare districts and the rest of my budget?
The district comparison helps you choose a location; the living-cost breakdown puts rent into a monthly budget. They answer different questions from this search guide.
For a separate comparison of what different monthly budgets buy, use the Yerevan rental-price guide. It compares space and advertised upfront payments; the search steps remain here.
Sources and evidence
The three List.am cards were read and captured on 21 October 2026; the screenshots retain the original asking prices. Use the English long-term category for discovery. We also checked the official Cadastre residential form and reviewed the five organic Google results for the search topic in Armenia. No calls, inspections or completed rental transactions are claimed.
