Yerevan rental prices make more sense when you put the apartments side by side. In our saved List.am sample, AMD 250,000 a month was the asking price for both a 17 m² apartment on Khanjyan Street and a 65 m² apartment on Erebuni Street. The same rent, very different room to live in.

We read and saved the full advertisements on 25 October 2026. The comparison below shows what different monthly budgets could buy in those ads, including the payment terms that change how much money you need at the start. These are selected examples, not a citywide average or a list of homes we have inspected.

TL;DR

  • At the lower end of this sample, AMD 170,000 bought 40 m², while AMD 200,000 bought 50 m². Both ads named a future start date, so neither proves you could move in immediately.
  • At AMD 250,000, the central apartment offered much less space than the Erebuni example. Compare floor area and the actual layout before treating equal rents as equal offers.
  • A Davtashen example at AMD 310,000 offered 84 m². A smaller central example cost AMD 350,000 for 30 m². Location and space are separate choices.
  • The upfront-payment table separates listed prepayment from commission and flags unknown deposits. A deposit mentioned without an amount is not automatically another month's rent.

All figures below come from the archived cards linked in the tables. We did not call the advertisers, negotiate, view the apartments or confirm that they remain available. The screenshots preserve the examples after the live ads change.

What do the nine listings cost?

The selected asking rents run from AMD 170,000 to AMD 450,000 a month. The table shows each advertiser's room count rather than silently converting “rooms” into “bedrooms.” Open an archive to see the original card and its payment fields.

Source: the nine linked List.am screenshots, captured on the date above. We chose Yerevan apartments advertised in AMD in the long-term category, including both promoted and regular ads. The sample deliberately illustrates budget differences; it is not random, exhaustive or a measure of the cheapest available homes.

What can AMD 170,000 to 200,000 buy?

In this sample, those budgets reached furnished apartments outside the centre. They did not mean the same size, building or move-in date. The two examples are useful starting points for a rent ceiling, with specific limits attached.

The Zoravar Andranik card, 24187744, advertised 40 m² for AMD 170,000, with one room, furniture and an elevator. Its description said it suited a maximum of two people. The tenant-commission field said No, while prepayment was By Agreement.

That card stated available from 1 November 2026. Its description also referred readers seeking a clear longer-term arrangement to other offers, so the capture does not establish a fixed minimum lease term for this particular apartment. It is evidence of an advertised monthly price, not proof of a suitable long lease.

The Margaryan card, 24069476, offered 50 m² and two rooms for AMD 200,000, on the first floor of an eleven-storey building. It listed furniture, a new building, one month's prepayment, no tenant commission, and the same 1 November 2026 start date.

The extra AMD 30,000 a month therefore bought 10 m² more in this pair, calculated from those two cards. It also changed the room count and floor. That is a more useful comparison than saying a larger apartment always needs a dramatically larger budget. Whether the extra room gives your household enough privacy remains a layout question, not something the price proves.

What changes at AMD 250,000 to 300,000?

This band offered very different choices: a compact central home, more space in Erebuni, or larger advertised room counts in Nor Nork and Kanaker-Zeytun. Spending more did not produce a neat ladder from smaller to bigger apartments.

The same rent: a compact centre or more space in Erebuni?

The Khanjyan card, 995169141, put 17 m² at AMD 250,000, with one room, the third floor of three, and no elevator. It listed two months' prepayment and 30% tenant commission. Its description also said a deposit was required, without giving the amount.

At the same monthly price, the Erebuni card, 995218994, advertised 65 m², two rooms, and the second floor of five, also without an elevator. Its fields stated one month's prepayment and 50% tenant commission.

Listing 995218994, captured 25 October 2026. This is a separate property from the smaller Khanjyan example.

The difference is 48 m², calculated as 65 − 17 from the two cards. That does not prove the larger home is better maintained or better located for your daily life. It does show the amount of space you give up when choosing this particular central offer at the same rent.

The Erebuni description calls a niche a possible additional bedroom. We have kept the structured two-room label rather than selling that suggestion as another verified bedroom. For choosing a location around your routine, use the separate Yerevan district comparison.

What did the larger examples offer?

The Davit Malyan card, 995194999, advertised 80 m² and three rooms for AMD 290,000. The compromise was visible in the fields: fifth floor of five, no elevator, and renovation labelled Old. It listed no tenant commission and one month's prepayment, while the description separately mentioned a deposit without an amount.

For AMD 300,000, the Hrachya Nersisyan card, 995196390, advertised 90 m² and three rooms, in a new building with an elevator, on the fifth floor of ten. Its payment fields were heavier: two months' prepayment and 50% commission, plus a description mentioning a deposit.

These two offers make the trade-off concrete. The larger new-build example asked only AMD 10,000 more per month, calculated from the cards, but its listed upfront terms were not equivalent. Your monthly ceiling and your available cash at signing need separate lines in the budget.

What does AMD 310,000 to 450,000 add?

It can add space, a central address or a different room arrangement. The examples do not support the assumption that every extra dram buys extra square metres.

The Anastas Mikoyan card, 995240640, offered 84 m² and three rooms at AMD 310,000 in Davtashen, on the ninth floor of fourteen, with an elevator. The description claimed open balconies and furnishings. Despite the agency tag, the tenant-commission field said No, with one month's prepayment. An agency label alone therefore does not tell you the tenant's charge.

Compare that with Arshakunyats, 24064037: AMD 350,000 for 30 m² and one room in Kentron. It also listed no tenant commission and one month's prepayment. The structured floor field said second floor, while the description called it an elevated first floor at second-floor level. We have retained that distinction rather than guessing which description to discard.

The Davtashen asking rent was AMD 40,000 lower per month. Over a hypothetical twelve months at unchanged rents, that is AMD 480,000, calculated as (350,000 − 310,000) × 12 from these two ads. It is a rent-only comparison, not a claim about transport costs, bills or equivalent apartment quality.

The Mashtots card, 995240707, raised the budget to AMD 450,000 for 83 m² and four advertised rooms in Kentron. It listed one bathroom, no elevator, one month's prepayment, and no tenant commission, with availability stated as 2 November 2026. A larger room count did not mean an extra bathroom or a lift.

Does comparing rent per square metre help?

Yes, for spotting how differently the same monthly budget buys space. It does not price the layout, condition or usefulness of the location to you. Use it as a comparison aid, not a property-quality score.

For someone working from home, the cheaper floor space may matter more than a central address. For someone whose daily commitments are nearby, the smaller central home may still be the better choice. The table helps make the sacrifice visible; it does not decide it for you.

How much do the advertised terms add at the start?

The listing's monthly rent is not the same as the money requested upfront. The following arithmetic uses the prepayment and tenant-commission fields exactly as advertised. It does not assume that an unpriced deposit is absent, additional or already included.

Source: the corresponding full archived listing cards. Calculations treat the listed commission percentage as a share of the monthly asking rent. They show the effect of the advertised fields, not agreed payment schedules.

Do not add the first month's rent again when it is already included in the prepayment subtotal. Nor should you automatically add another deposit just because the description uses that word. For example, the Hrachya Nersisyan subtotal is AMD 750,000. If, as a hypothetical extra condition, a separate deposit equal to its AMD 300,000 monthly rent were required on top, the total would become AMD 1,050,000. That extra condition is not established by the advertisement.

All the selected cards marked utility payments as not included. We have therefore kept bills out of the rent figures. For a complete household month, use the cost-of-living calculations. For how payments should be defined in the agreement, use the rental-agreement guide.

Questions about setting your rent budget

What is the average rent in Yerevan?

This sample cannot establish a citywide average. It was selected to compare concrete budget choices, including promoted ads, and contains asking prices rather than completed deals. A single average would hide the differences in space and payment terms that matter to your decision.

Is the central apartment always the more expensive option?

Not every central apartment costs more than every outer-district home. The comparison here shows specific central offers buying less space at similar or higher rent. It does not isolate location from condition, building or layout well enough to calculate a universal centre premium.

Does a three-room ad mean three bedrooms?

We have not treated it that way. The table retains the advertiser's room label, and a description suggesting a sleeping niche is not proof of another enclosed bedroom. Budget for the living arrangement you need, rather than the largest number in the filter.

Does “no commission” mean no extra money at signing?

No. In these cards, commission and prepayment are separate fields, and some descriptions mention a deposit without an amount. “No commission” removes that listed tenant charge; it does not establish a complete move-in total.

Are the saved apartments still available?

The screenshots establish what the advertisers displayed when captured. Some cards already named a future availability date, and we did not contact the advertisers to verify it. Use the examples to set a budget, not as offers we can reserve.

Choose a monthly ceiling and a separate amount available for upfront payments. Then decide what you would trade for the address: floor space, room arrangement, floor or building type. The same headline rent can lead to a different answer on each of those points.

When you are ready to find properties, move to the rental-search guide. That page covers the search and viewing process; this one gives you concrete price comparisons to take into it.

Sources and saved evidence

The primary evidence is the full set of List.am cards linked in the comparison table, captured on 25 October 2026. Original individual URLs are retained in our research notes; the article links to preserved screenshots so its examples remain readable when ads disappear. The stable English long-term rental category identifies the source platform.

Before writing, we read the first five organic Google results for the English price query in Armenia: List.am, MyRealty, Agentiz, Kentron Realty and Elate. They helped identify the comparisons readers need, but their inventory sizes and catalogue statistics were not substituted for a measured average of the Yerevan market.
